Detailed Estimating & Proposal

We review pricing with you directly and answer any questions. If you decide to move forward, we provide a written proposal outlining scope, specifications, and project details. Once approved, this becomes a formal construction contract.

Nothing is vague or open-ended — expectations are clearly defined from the start.

Design, Development, Permitting, & Planning

With the project under contract, we move into the planning phase.

Architectural drawings are created and integrated with your home so you can clearly visualize the finished structure. Plans are reviewed to confirm safety, practicality, and code compliance before construction begins.

As a licensed and insured contractor, we handle the permitting process once plans are finalized. All required permits are pulled and approved before work starts, ensuring the project meets local building requirements and is built properly from the ground up.

Only after planning and permitting are complete do we order materials and schedule crews.

This ensures the build follows a clear roadmap rather than being improvised in the field.

Scheduling & Site Preparation

Before construction begins, the entire project is organized in advance. Materials are ordered, crews are scheduled, and logistics are coordinated so the build starts with clarity and momentum.

Every project includes a full crew briefing where we review plans in detail, walk through how the structure will come together, and discuss potential challenges and solutions ahead of time. This preparation reduces surprises and keeps work efficient once construction starts.

On day one, demolition is handled cleanly, debris is contained, and the site is organized before new building begins. A controlled start sets the tone for a smooth project.

Construction & Daily Oversight

Once construction begins, the project is actively supervised every day. I am on site overseeing workmanship, sequencing, and quality control from start to finish.

Homeowners receive steady in-person, phone, and text updates throughout the build. We follow a simple rule: see something, say something. Questions or concerns are addressed immediately while work is in progress, when adjustments are easiest to make.

This hands-on oversight keeps the project moving efficiently and ensures the finished work reflects the plan from the start.

Milestone-Based Payments

Payments are tied to completed milestones — never in advance of work performed.

Typical milestones include:

  • Initial deposit
  • Material delivery
  • Completion of framing
  • Decking and railing installation
  • Substantial completion

This structure keeps progress transparent and measurable for everyone involved.

Final Punch List & Walkthrough

As the project nears completion, homeowners identify any final punch list items. These are addressed promptly before the final walkthrough.

During the walkthrough we review the finished work together to confirm everything meets expectations and is ready for use.
